BECOMING A HOME & PROPERTY INSPECTOR:

Home Inspection as a Career

Most Home Inspectors have a background in the construction trades, or are Engineers. However, an intelligent person with a knowledge of residential construction, technical background and ability to learn, can become a competent Home Inspector.

A majority of Home Inspectors are self employed. This means that as well as learning how to inspect - you are also starting a business.  Your success will depend as much on your marketing ability and human relations skills as your technical competence. Past business or entrepreneurial experience will be invaluable.

 

Steps to Becoming a Registered Home Inspector

 

 

1.             Complete an application form and submit this to the CAHPI office along with your payment plus gst.

Please include a summary of your past experience and any verifiable copies of degrees, diplomas, certificates as well as any other related information regarding your construction background.

 

2.             Applications will be reviewed by the Board of Examiners.  Once your membership has been approved you are on your way to becoming a Registered Home Inspector.  

 

3.             While you are an applicant you must complete several steps in the education process – effective October 31, 2010

               

a)     Education             Subjects that you must be proficient in are Roofing, Exteriors, Structure, Insulation,    Interior, Electrical, Heating, Forced Air Systems, Hot Water Heating, Plumbing, Air Conditioning, Communication and Professional Practice.

 

CAHPI Alberta endorses the courses that are offered by Carson Dunlop.  These home study courses are available directly from Carson Dunlop at 1-800-268-7070 or through SAIT at 403-284-8272.

 

      b)      CAHPI Exams  Once you have completed your education you must successfully complete the CAHPI exams

                                1.  Electrical                                 5.  Roofing

                                2.  Plumbing                                6.  Interiors/Exteriors          

                                3.  Heating/Air Conditioning     7.  Standards of Practise/Code of Ethics/Legal Liability             

                                4.  Structure/Insulation

 

       c)     Safety Code Part 9, Term 1 & 2

       d)     Report Verification

The purpose of report verification is to ensure that inspectors are reporting to the CAHPI Standards of Practice.

 

Before inspecting for the general public, a member should have their reports verified to ensure that they meet the CAHPI Standards of Practice.  You are responsible for maintaining your own reporting practices and keeping abreast of any changes. 

 

 

        e)    Mock Inspection With Peer Review (MIPR)   

A vacant house will be inspected by two examiners, who then agree on the major and minor defects.  Applicants will inspect the house and compile with their own list of major and minor defects and complete their own report. 

               

A maximum of 2.5 hours will be allowed for the inspection.  An additional 2 hours to complete your report and prepare a list of your 12 highest priority defects before the oral interview conducted by the 2 examiners.

 

At the interview, treat the examiners as your clients, and discuss with them the major defects in the house and their implications. 

 

You will then be asked approximately 20 questions relating to technical issues, the Standards of Practice and the Code of Ethics.  Communication is a very important part of this profession. Your ability to inspire confidence and to accurately convey the facts of your report will be assessed. 

 

Your report will then be evaluated for compliance to the Standards of Practice and clarity.

 

            f)    Errors & Omission Insurance

All member of CHAPI are required to carry professional liability insurance.  This includes an Errors and Omissions policy, as well as a comprehensive general liability policy.  Proof must be supplies to CAHPI Alberta.

 

                g)    Fee Paid Inspections

At this point, you achieved “Associate” status with CAHPI.  To become a RHI you must complete 250 fee paid inspections and provide documentation to the CAHPI office.

 

 

              RHI status granted.
